• BOMA International Honors 2025 TOBY Award Winners

    Wrapping up the 2025 BOMA International Conference & Expo, 72 buildings from nine regions vied in 17 categories for The Outstanding Building of the Year (TOBY) Awards. Here’s who won international honors this year.

    It’s the biggest night of the year for commercial real estate—and the cheers in the room showed why. At 2025’s The Outstanding Building of the Year (TOBY) Awards, sponsored by The Home Depot Pro, guests waved flags and pompoms as 17 winners were announced at the international level.

    Honoring Industry Leaders

    Before the international TOBYs were bestowed, Manuel Moreno, 2024-2025 chair and chief elected officer, introduced the recipients of two special awards—the 2025 Chair’s Award and the Henry H. Chamberlain Leadership Award.

    The Chair’s Award is selected by the outgoing chair and is intended for an individual who’s made exceptional contributions to BOMA and commercial real estate. This year’s Chair’s Award went to Christopher M. Horsley, president and CEO of Hokanson Companies, who also serves as president of BOMA/Indianapolis and vice chair for two international committees.

    The Henry H. Chamberlain Leadership Award, which was launched at last year’s BOMA International Conference & Expo (where it was presented to its namesake), recognizes an impact on commercial real estate over the course of the recipient’s career. The award “mirrors Henry’s legacy—visionary, inclusive, and deeply committed to our profession,” Moreno explained. The recipient “leads with clarity and purpose” and is “a unifier who creates space for success for companies and the professionals who power them.” This year’s recipient is Neil Lacheur, Principal and Executive Vice President, Real Estate Management Services, Canada, for Avison Young.

    Luci Smith Takes the Reins

    The night also saw Luci Smith, director of property management for Link Logistics in Winter Park, Florida, take the oath of office to become the 2025-2026 chair of BOMA International. Joined by her family, who surprised her by attending the awards ceremony, Smith was sworn in by Allyson Peters, former executive officer of BOMA/Orlando.     “We’re entering a season of transformation at BOMA, one filled with both challenge and opportunity,” Smith said. “While change can feel uncertain, and it’s kind of messy, it’s also where growth happens. I believe deeply in our ability to evolve without losing sight of who we are. We’ll honor our roots, but we won’t stand still.”

    Smith promised to lead with “intention, humility, and vision” in her term.

    “It’s not about who leads today,” she added. “It’s about who’s ready to lead tomorrow. Leadership doesn’t look or sound one way. It’s diverse, it’s dynamic, and it’s vital to BOMA’s continued growth because we rise when we see each other—and I mean really see each other.”

    Who Won a 2025 TOBY Award?

    The award for Over One Million Square Feet went to Salesforce Tower in San Francisco, California, managed and owned by BXP, Inc.

    This 1,070-foot icon in San Francisco’s South of Market district features 61 stories of modern office space and a 24,000-square-foot plaza. Designed by Pelli Clarke & Partners, it boasts clear glass walls, pearlescent metal accents, and eco-friendly materials. With expansive views, natural light, and wellness-focused design, it supports nearly 8,000 people daily. The tower’s “Day for Night” art installation and Salesforce Plaza enhance its status as a city landmark.

    Other winners by size were:

    • Under 100,000 Square Feet: The Sunset, West Hollywood, California, managed and owned by Kilroy Realty Corporation.
    • 100,000-249,999 Square Feet: Renfrew Business Centre, Vancouver, British Columbia, Canada, managed by Epic Investment Services and owned by Renfrew Properties Ltd. And Alberta Investment Management Corporation (AIMCo).
    • 250,000-499,999 Square Feet: 25 Mall Rd, Burlington, Massachusetts, managed by Piedmont Office Management and owned by Piedmont Realty Trust.
    • 500,000-1 Million Square Feet: McKinney & Olive, Dallas, Texas, managed by Granite Properties and owned by Granite Properties and Highwoods Properties.

    These buildings were also honored with an international TOBY Award:

    • Corporate Facility: 100 First Street, San Francisco, California, managed and owned by Kilroy Realty Corporation.
    • Earth: 655 New York Avenue, Washington, D.C., managed by Brookfield Properties and owned by Brookfield Properties and Douglas Development.
    • Industrial: Gateway Commerce Park, Miami Gardens, Florida, managed and owned by EastGroup Properties.
    • Life Science: 8 Davis Drive, Durham, North Carolina, managed and owned by Alexandria Real Estate Equities.
    • Medical: Baptist Health Plantation Medical Office Building, Plantation, Florida, managed by Baptist Health Enterprises and owned by Baptist Health South Florida.
    • Mixed-Use: Starbucks Center, Seattle, Washington, managed by Kidder Mathews and owned by First & Utah Associates LLC.
    • Renovated: The Exchange on Orange, Orlando, Florida, managed by Piedmont Office Management and owned by Piedmont Realty Trust.
    • Retail – Enclosed Mall (Under 1 Million Square Feet): Northgate Village Shopping Centre, Burnaby, British Columbia, Canada, managed by GWL Realty Advisors Inc. and owned by 0813212 B.C. Ltd.
    • Retail – Open Air/Strip Mall: 1015 Lake Shore Boulevard East, Toronto, Ontario, Canada, managed and owned by CT REIT.
    • Suburban Office Park Low-Rise (1-5 Stories): Broadway Tech Centre, Vancouver, British Columbia, Canada, managed by QuadReal Property Group and owned by 2725312 Canada Inc. and Broadway Tech Centre Holdings Inc.
    • Suburban Office Park Mid-Rise (6-12 Stories): Northland Center, Bloomington, Minnesota, managed by Cushman & Wakefield and owned by KBS Realty Advisors.

    See You Next Year in Long Beach!

    Long Beach, California, is ready to roll out the welcome mat—“and probably a red carpet, a taco truck, and at least one person on rollerblades,” joked Amy Martin, who was joined by Finland Alejo and Lea Sandoval to invite the crowd to the 2026 conference, set for June 27-30 next year.

    Representing BOMA/Greater Los Angeles, the trio noted that “whether you’re chasing inspiration, building new connections, or simply craving a little guaranteed Southern California sunshine, Long Beach is ready to deliver with ocean views, vibrant energy, and a cool drink in hand,” Martin said.
